PTAC VS. VTAC

Two terminal HVAC formats for independently conditioned spaces.

Both systems can provide room- or suite-level heating and cooling, but their physical installation and air distribution are different.

PTAC — Packaged Terminal Air Conditioner

A PTAC is generally installed directly through an exterior wall and conditions the room from the unit itself. The equipment is normally visible within the occupied space.

VTAC — Vertical Terminal Air Conditioner

A VTAC is installed vertically in a closet or concealed mechanical space and may distribute conditioned air through grilles or short duct runs depending on the system design.

Individual heating and cooling without a conventional central system in every suite.

Condominiums

Service and replacement of applicable suite-level terminal equipment while accounting for building requirements and existing infrastructure.

Apartments

HEATING CONFIGURATIONS

PTAC and VTAC does not describe one universal heating system.

Terminal equipment is available in different configurations. Correct service and replacement begins by identifying what is actually installed.

Heat Pump

Applicable terminal heat-pump equipment can provide both refrigeration cooling and heat-pump heating, with performance depending on the exact model and conditions.

Electric Heat

Some equipment uses electric resistance heating either as the primary heating source or as part of another approved configuration.

Hydronic Heat

Some terminal systems incorporate a hydronic heating coil supplied by the building’s hot-water heating system. The terminal unit and hydronic system both need to be considered during diagnosis.

REPLACEMENT PLANNING

You cannot assume any new PTAC will fit an old PTAC sleeve.

Existing terminal equipment varies in chassis dimensions, wall sleeves, exterior grilles, voltage, heating configuration, controls and condensate arrangements. VTAC replacement adds closet dimensions, duct/grille interfaces and access requirements.

Chassis & Sleeve

Confirm the existing PTAC chassis, sleeve dimensions and exterior interface before ordering replacement equipment.

Voltage & Electrical

The existing electrical supply and the requirements of the proposed replacement must be verified.

Heating Type

Heat-pump, electric-resistance and hydronic configurations are not interchangeable without considering the complete installation.

Controls

Unit-mounted controls, wall thermostats and building-control interfaces should be identified before replacement.

Condensate

Condensate handling varies by equipment and installation. Existing drainage or moisture problems should be understood before the new unit is installed.

VTAC Closet / Air Distribution

For VTAC equipment, closet dimensions, return-air path, discharge arrangement and short ductwork or grilles may affect compatibility.

EQUIPMENT SIZING

Bigger is not automatically better.

Correct terminal-unit capacity depends on the actual room or suite and its building conditions. Replacement should not be based only on the nominal capacity of an old unit if the existing system has never performed properly.

Room / Suite

Floor area, ceiling height and how the space is used affect heating and cooling requirements.

Exterior Exposure

Windows, exterior walls, orientation and envelope performance can materially affect load.

Air Distribution

Equipment capacity cannot compensate for blocked airflow or a poor VTAC distribution arrangement.

Building Infrastructure

Electrical capacity, sleeve/opening, hydronic supply where applicable and building requirements can limit replacement options.

CONDO & MULTI-RESIDENTIAL WORK

The building can be part of the HVAC scope.

Condominium and multi-residential PTAC/VTAC work can involve property-management requirements in addition to the mechanical work itself.

Building Approval

Some buildings specify approved equipment, exterior-wall requirements, noise criteria or documentation before replacement.

Access & Protection

Parking, elevators, loading areas, work hours and common-area protection may need to be coordinated.

Exterior Components

PTAC sleeves and exterior grilles can affect the building envelope and appearance, so building requirements should be confirmed before changes are made.

What does PTAC stand for?

PTAC stands for Packaged Terminal Air Conditioner. It is generally a self-contained terminal HVAC unit installed through an exterior wall to condition an individual room or space.

What does VTAC stand for?

VTAC stands for Vertical Terminal Air Conditioner. The equipment is generally installed vertically in a closet or concealed mechanical area and can distribute air through grilles or short ductwork.

What is the difference between PTAC and VTAC?

A PTAC is normally visible in the occupied room and installed through an exterior wall. A VTAC is concealed vertically in a closet or mechanical space and can support a different air-distribution arrangement.

Can a PTAC or VTAC provide both heating and cooling?

Yes. Applicable terminal systems are available in heat-pump configurations, while other equipment may use electric resistance or hydronic heating. The exact capability depends on the installed model.

Can any new PTAC fit my existing wall sleeve?

No. Sleeve and chassis dimensions, exterior grille, electrical requirements, heating configuration, controls and manufacturer requirements must be checked before compatibility is assumed.

Why is my PTAC not heating or cooling?

Possible causes include airflow restrictions, dirty filters or coils, controls, electrical faults, refrigeration problems, heat-pump issues or problems with the applicable heating system. Diagnosis is needed to determine the cause.

Why is my PTAC or VTAC leaking water?

Condensate handling varies by model and installation. Drainage, coil condition, airflow and the installed condensate arrangement should be inspected before the cause is assumed.

Can you replace an older Applied Comfort unit?

DAVESDUCTS can assess applicable existing Applied Comfort equipment. Send the complete model and serial information so physical, electrical and heating-system compatibility can be reviewed against current replacement options.

Does my condo need to approve a replacement?

Possibly. Some condominium corporations or property managers specify equipment, exterior-wall requirements, noise criteria, access procedures or documentation. Building requirements should be confirmed before replacement equipment is ordered.
