DAVESDUCTS offers optional HVAC-system sanitizing and deodorizing using Benefect as part of applicable air-duct-cleaning work. We do not treat fogging as a substitute for proper source-removal cleaning, and we do not recommend chemical treatment automatically just because a duct system contains dust.
OUR APPROACH
Clean first. Treat only when appropriate.
Sanitizers and deodorizers should not be used to hide contamination, replace physical cleaning or mask an unresolved odour source. DAVESDUCTS follows a source-removal approach: assess the HVAC system, remove accumulated debris where cleaning is warranted, and then discuss optional treatment where the application makes sense.
1. Inspect
Evaluate the condition of the accessible HVAC system and identify the reason sanitizing or deodorizing is being considered.
2. Source Removal
Where duct cleaning is required, physically remove accumulated dust and debris before considering an optional treatment.
3. Optional Treatment
Where appropriate and requested, apply the selected product according to its label and the conditions of the service.
IMPORTANT
Sanitizing is not a shortcut for duct cleaning.
If contamination is physically present in the HVAC system, the priority is to remove it. Applying a product over accumulated debris is not the same as properly cleaning the system.

DAVESDUCTS uses Benefect for applicable sanitizing and deodorizing work. Benefect is a botanical disinfectant product line. The exact product, permitted use, application method, contact time and surface compatibility should always follow the current product label rather than broad marketing claims.

Benefect products use botanical active ingredients rather than conventional synthetic disinfectant chemistries.
Applied Where Appropriate
DAVESDUCTS does not recommend treatment automatically for every HVAC system. The reason for treatment and the condition of the system matter.
Label-Directed Use
Any disinfectant or sanitizer should be used only for applications and surfaces permitted by its current label and directions.
WHEN IT MAY MAKE SENSE
Sanitizing or deodorizing should have a reason.
The decision depends on what happened in the home, what is found during inspection and whether the proposed treatment is appropriate for the affected HVAC surfaces.
After Appropriate Duct Cleaning
An optional treatment may be considered after source-removal cleaning where the application is suitable and the homeowner wants the additional service.
Odour Events
Where an odour event has affected the HVAC system, the source should be identified and corrected first. Deodorizing may then form one part of the remediation strategy.
Specific Contamination Events
Some projects involve a known contamination event rather than ordinary household dust. The appropriate response should be based on the actual source and affected materials.
WHEN IT IS NOT THE ANSWER
A fogger cannot solve every indoor-air or duct problem.
Heavy Dust & Debris
Physical contamination should be removed. Sanitizing does not make accumulated debris disappear.
Active Moisture Problems
If water is entering the HVAC system or components remain wet, the moisture source needs to be identified and corrected.
Unidentified Odours
Odours can come from many sources. Masking a smell without identifying its cause can leave the actual problem unresolved.
Damaged or Contaminated Materials
Some affected materials may require repair, removal or replacement rather than surface treatment.
General Indoor-Air Problems
Sanitizing ductwork does not replace proper ventilation, filtration, humidity control or source control.
Routine Duct Dust
The presence of ordinary dust alone is not a reason to automatically apply a sanitizer or disinfectant throughout an HVAC system.
MOULD & MOISTURE
If moisture caused the problem, the moisture source matters most.
Visible or suspected microbial growth in an HVAC system should not be treated as simply a “spray something in the ducts” problem. Condensation, drainage problems, humid conditions, water intrusion or another moisture source may be contributing to the condition.
Find the Moisture Source
Determine why the affected area became wet or remained damp before expecting a treatment to provide a lasting solution.
Remove Contamination Where Appropriate
Physical source removal remains an important part of HVAC-system cleaning where contamination is present and the material can be appropriately cleaned.
Escalate When Necessary
Suspected significant mould, water damage or contaminated porous materials may require assessment or remediation outside a routine duct-cleaning service.

WHAT SANITIZING DOES NOT REPLACE
Indoor air quality is a system — not a single treatment.
If the concern is airborne particles, stale air, excessive humidity or another ongoing indoor-air-quality issue, a different HVAC solution may be more appropriate than sanitizing ductwork.
Particle Filtration
For ongoing particulate reduction, filtration — including appropriate HEPA filtration — addresses a different problem than surface sanitizing.
Fresh-Air Ventilation
HRV and ERV systems provide controlled ventilation. Sanitizing does not introduce outdoor air or replace ventilation.
Humidity Control
Persistent high or low humidity should be addressed through moisture-source investigation and appropriate humidity-control strategies.

Does DAVESDUCTS sanitize and deodorize HVAC ductwork?
Yes. DAVESDUCTS offers optional sanitizing and deodorizing using Benefect for applicable HVAC-system applications, commonly in conjunction with professional air-duct cleaning.
Is sanitizing included with DAVESDUCTS residential duct cleaning?
Yes. The current residential air-duct-cleaning package includes optional Benefect sanitizing and deodorizing at no additional charge. The published value is $49 + HST.
Do I have to sanitize my ducts after they are cleaned?
No. The treatment is optional. DAVESDUCTS does not recommend applying a sanitizer automatically to every HVAC system.
Does sanitizing replace duct cleaning?
No. If dust, debris or other removable contamination is present, proper source-removal cleaning addresses the physical material. Sanitizing is not a substitute for removing debris.
What product does DAVESDUCTS use?
DAVESDUCTS uses Benefect for applicable sanitizing and deodorizing work. The exact product and application should follow the current product label and directions.
Will sanitizing remove dust from my ducts?
No. A sanitizer or deodorizer does not physically remove accumulated dust and debris. Where cleaning is warranted, the contamination should be removed through an appropriate source-removal process.
Will sanitizing solve a mould problem?
Not by itself. If moisture is allowing microbial growth, the moisture source must be identified and corrected. Depending on the material and extent of contamination, physical cleaning, removal, replacement or specialized remediation may also be required.
Will deodorizing permanently fix an HVAC odour?
Only if the actual source of the odour has been addressed. Deodorizing should not be used simply to mask an unresolved source such as moisture, contaminated material or another building problem.
Is sanitizing the same as HEPA filtration?
No. HEPA filtration removes airborne particles from air passing through the filter. Sanitizing is a treatment applied to appropriate surfaces or systems and does not provide continuous particle filtration.
Does sanitizing improve ventilation?
No. Sanitizing does not provide fresh outdoor air or correct inadequate ventilation. HRV/ERV systems address controlled ventilation.
Should I sanitize my ducts just because they are dusty?
Not automatically. Ordinary dust does not by itself establish a need for sanitizer. The system should be assessed and physically cleaned when cleaning is warranted.
Can DAVESDUCTS tell me whether my system actually needs it?
