Condo and no-driveway service can require portable equipment, elevator and hallway protection, building coordination, longer setup time and difficult access. The same DAVESDUCTS condo-service rate applies whether the booked service is qualifying condo air duct cleaning or qualifying condo dryer vent cleaning.

The published condo / no-driveway rate is based primarily on the logistics required to service the building safely and properly. That rate applies to a qualifying condo duct-cleaning appointment or a qualifying condo dryer-vent-cleaning appointment.

SAME BUILDING • 2 UNITS
$589 + HST each
When two qualifying neighbours in the same building book eligible service for the same day, shared setup and teardown can reduce the per-unit rate.
ADDITIONAL HVAC SYSTEMS
+$475 each
Current published add-on for each additional furnace, heat pump, PTAC or VRF system when that equipment is part of the condo duct-cleaning scope.

CONDO AIR DUCT CLEANING
Same $978 + HST condo-service rate
For a qualifying condo or no-driveway suite with one furnace, heat pump, PTAC or VRF system. Portable equipment and building-access logistics are included in the service setup.
CONDO DRYER VENT CLEANING
Same $978 + HST condo-service rate
For a qualifying condo or no-driveway dryer-vent-cleaning appointment where the exhaust route and termination can be safely accessed and serviced.
WHY THE PRICE IS DIFFERENT
Condo work is a logistics job before the cleaning even begins.
A standard house often allows direct truck-to-home equipment access. Condo work can require portable equipment, two technicians, building coordination and a much larger service window.
Portable Equipment
Condo projects may require portable equipment specifically suited to buildings without immediate driveway access.
Longer Setup
Equipment may need to travel through loading areas, parking garages, hallways, elevators and occupied common spaces.
Two-Technician Labour
DAVESDUCTS may allocate two technicians and a larger time block for setup, cleaning, verification and teardown.
Building Coordination
Parking, concierge access, loading docks, elevator bookings, work-hour rules and property-management requirements can affect the appointment.
Access Restrictions
Mechanical equipment, duct systems and dryer exhaust terminations may be harder to reach than in a detached house.
WHAT THE CONDO RATE COVERS
The service setup is built around the cleaning scope you book.
The $978 + HST rate is the published condo / no-driveway rate for a qualifying single-unit appointment. The actual technical scope depends on whether you are booking air duct cleaning or dryer vent cleaning.
For condo duct cleaning

The largest part of condo pricing is often the logistics: loading, transporting equipment, setup and teardown. When qualifying suites book eligible service on the same day, DAVESDUCTS can spread those costs across the participating units.

ACCESS & SYSTEM LIMITATIONS
Not every condo system can be serviced like a detached house.
Some components may be concealed, inaccessible or part of a shared building system. Final serviceability depends on the actual suite, equipment, duct or exhaust configuration and building rules.
Shared Building Systems
Some duct, ventilation or exhaust components may be common elements or building-managed equipment rather than individual-suite systems.
Restricted Mechanical Access
Fan coils, heat pumps, PTAC/VTAC equipment or duct connections may be located in compact or restricted service areas.
High Exterior Terminations
Dryer exhaust outlets may be beyond practical ladder access or located on façades requiring specialized building access.
Concealed Deficiencies
Disconnected, crushed, damaged or inaccessible ductwork cannot be corrected by cleaning alone.
CLEANING VS. REPAIR
Cleaning removes contamination. It does not repair damaged duct or exhaust systems.
If we find disconnected ductwork, crushed dryer exhaust, damaged fittings, inaccessible restrictions or another physical deficiency, corrective work may require a separate repair scope.
IMPORTANT SERVICE LIMIT
DAVESDUCTS does not clean grease-laden kitchen exhaust systems.
Kitchen exhaust contains grease and oily residue that requires a different cleaning process and can damage dryer-vent and HVAC-cleaning equipment. Condo duct cleaning and dryer vent cleaning are limited to the applicable non-grease systems included in the agreed service scope.

How much is condo duct cleaning?
The current DAVESDUCTS condo / no-driveway rate is $978 + HST for a qualifying single-unit condo duct-cleaning service with one HVAC system. Additional applicable HVAC systems are currently +$475 each.
How much is condo dryer vent cleaning?
The same current condo / no-driveway rate of $978 + HST applies to a qualifying single-unit condo dryer-vent-cleaning service.
Is condo duct cleaning priced differently from condo dryer vent cleaning?
No. DAVESDUCTS currently uses the same $978 + HST qualifying single-unit condo / no-driveway service rate for either condo duct cleaning or condo dryer vent cleaning.
Why does condo cleaning cost more than a standard house?
Condo work can require portable equipment, two technicians, building access coordination and approximately four to five hours of combined setup, service and teardown time, compared with a simpler direct-access house appointment.
Can I get a lower price if my neighbour books too?
Yes. The current published rate for two qualifying units in the same building serviced on the same day is $589 + HST per unit.
What if several residents want service?
Contact DAVESDUCTS with the number of interested units. Multi-unit same-building projects can qualify for custom pricing because setup and equipment logistics are shared.
Do you provide before-and-after photos?
DAVESDUCTS provides before-and-after pictures or camera views where the system and access allow useful visual documentation.
Can you clean a dryer vent that terminates on the roof?
Possibly, but roof and high-rise exterior access can be restricted. We need to understand the termination location and building access before confirming the service method.
Do additional HVAC systems affect condo duct-cleaning pricing?
Yes. The current published condo-service pricing identifies an additional $475 for each additional furnace, heat pump, PTAC or VRF system where that equipment is part of the booked duct-cleaning scope.
Do you clean kitchen exhaust ducts?
No. DAVESDUCTS does not clean grease-laden kitchen exhaust systems as part of this service.
