Condo work is a logistics job before the cleaning even begins.
A standard house often allows direct truck-to-home equipment access. Condo work can require a portable setup and two technicians for several hours.

Condo projects may require equipment specifically suited to buildings without immediate driveway access.
Longer Setup
Equipment may need to travel through loading areas, hallways, elevators and occupied common spaces.
Two-Technician Labour
DAVESDUCTS may allocate two technicians and a larger time block for setup, service and teardown.
Building Coordination
Parking, concierge access, loading docks, elevator bookings and building rules can all affect the appointment.
Difficult Terminations
Dryer exhaust may terminate on balconies, exterior walls, roofs or inaccessible façades.

ACCESS LIMITATIONS
Not every condo dryer exhaust can be fully cleaned from inside the suite.
The exhaust termination may be inaccessible from the ground or suite, or the duct may run through concealed common-building spaces. Final serviceability depends on the actual building configuration.
High Exterior Terminations
Some exhaust outlets are beyond practical ladder access or located on façades that require specialized building access.
Roof Terminations
Roof access may be restricted by the condominium corporation or require separate arrangements.
Shared Building Systems
Some exhaust arrangements involve common building components that cannot be treated as a standard individual-suite dryer vent.
Concealed Deficiencies
Disconnected, crushed or damaged ductwork inside inaccessible building cavities cannot be corrected by cleaning alone.
CLEANING VS. REPAIR
Lint removal does not repair damaged dryer exhaust ducting.
If the dryer exhaust is disconnected, crushed, improperly routed or physically damaged, the corrective scope may be different from a standard cleaning appointment.

Kitchen exhaust contains grease and oily residue that requires a different cleaning process and can damage dryer-vent and HVAC-cleaning equipment. This condo service is limited to applicable dryer exhaust and related non-grease exhaust work within the agreed scope.

Condo work can require portable equipment, two technicians, building access coordination and approximately four to five hours of combined setup, service and teardown time, compared with a much simpler direct-access house appointment.
Can I get a lower price if my neighbour books too?
Yes. The current published rate for two qualifying units in the same building serviced on the same day is $589 + HST per unit.
What if several residents want service?
Contact DAVESDUCTS with the number of interested units. Multi-unit same-building projects can qualify for custom pricing because setup and equipment logistics are shared.
Do you provide before-and-after photos?
DAVESDUCTS provides before-and-after pictures or camera views where the system and access allow useful visual documentation.
Can you clean a dryer vent that terminates on the roof?
Possibly, but roof and high-rise exterior access can be restricted. We need to understand the termination location and building access before confirming the service method.
Do you clean kitchen exhaust ducts?
No. DAVESDUCTS does not clean grease-laden kitchen exhaust systems as part of this service.
Can you repair a damaged condo dryer vent?
Where the damaged section is accessible and the repair falls within DAVESDUCTS’ service capabilities, we can evaluate applicable dryer-exhaust repair options. Concealed common-building systems may require condominium management or another specialized scope.
Do additional HVAC systems affect condo pricing?
Yes. The current published condo-service pricing identifies an additional $475 for each additional furnace, heat-pump, PTAC or VRF system where that equipment is part of the booked service scope.
