Newer homes require particular attention.
Ontario’s second-unit guidance states that a house less than five years old is classified as a new building for this purpose and generally must meet new-construction Building Code requirements. The applicable requirements should be confirmed with the local building department for the specific property and proposed conversion.

PERMITS & APPROVALS
HVAC is one part of making an ADU compliant.
Municipal approval of an Additional Dwelling Unit can involve zoning, building permits, inspections, electrical requirements, fire/life-safety provisions and other disciplines. DAVESDUCTS provides HVAC services within our contracted scope and coordinates with the homeowner, designer, general contractor and other project professionals as required.
DAVESDUCTS does not approve or “legalize” the apartment.
The applicable municipality and authorities having jurisdiction determine permit, inspection, registration and approval requirements. Our role is to design, modify and install the HVAC/mechanical work included in our contracted scope to suit the approved project requirements.

Can I use the existing furnace for a legal basement apartment?

Yes. DAVESDUCTS provides sheet-metal and duct-system modifications as part of applicable HVAC retrofit projects, including new supply and return distribution where required by the project scope.
